Ridgeway plan commission seeks RES feasibility study OK
The Ridgeway Planning Commission will forward their recommendation to the Ridgeway Village Board to move further with a feasibility study for the Ridgeway Elementary School building.
The Dodgeville School Board voted earlier this year to close RES and move all students to the Dodgeville campus. They offered the building to the Village for a minimal cost.
Monday the commission received word they have been awarded a $5000 grant by Compeer Financial that will be used to create a feasibility study of the school building. Since the school building came into the picture, the Village and the Planning Commission have been in contact with Delta 3 Engineers about the cost of a study. Delta 3 gave estimates of $5000 to $30,000 depending on how much they are asked to do to create the study.
The commission discussed the scope of services that could be handled in the building. Thoughts are for village offices and police department, senior center/meeting facility and a business incubator as a start. They will ask Delta 3 to provide estimates of the affect on the tax base on each portion of the study.
The commission also discussed the cost of rehabilitation of the building. Included was a potential cost of boiler replacement provided by an area firm of just under $320,000. There are also asbestoses removal needs.
Southwest Regional Planning may also be involved with the study which could be funded in part by an existing COVID-19 grant.
The commission forwarded their findings and suggestions to the Village Board, asking for the study to include constructionability with minimal renovation and to also consider a garage for the squad car.
In other matters the commission discussed progress with phase 2 of the Cardinal Way subdivision.
The commission set lot prices which will be forwarded to the Village Board. The prices range from $35,000 to $55,000 per lot.
Lots 20, 21, 22 will carry a $35,000 price tag, lots 13, 14, 15, 16 and 17 were set at $45,000 and lots 18 and 19, which are acre lots, at $55,000. It was noted the lot prices are negotiable and are in line with other communities in the area.
The commission is forwarding the prices to the Village Board along with a convenance resolution and a final plat.
The commission also approved final zoning for the Hy-Vista annexation. The property that is being annexed was previously zoned Ag Holding District which was a temporary measure. It will now be zoned AT Ag Transition District.
